What we do, in detail

Buying from owners, selling what we own, difficult properties, and how we behave.

Program 01 · Speed, and we say so

Buying from owners

We pay less than open market value, and what you get for that difference is speed and certainty rather than any service. That is the whole trade and we would rather put it in those words than dress it up as a valuation. We charge you nothing, ever, including for declining. Our view on price is a buyer's view, not a survey and not a formal valuation, so get your own independent valuation and your own solicitor before accepting anything.

Program 02 · Everything disclosed

Selling what we own

Price, tenure, lease terms where leasehold, council tax band and the physical facts go out as standard. Then the things that only apply to some properties and change the decision entirely when they do: flood risk and history, restrictive covenants, easements and rights of way, mining or subsidence history, non-standard construction, known defects. If we do not know something, we say we do not know rather than leaving a gap where it should be.

  • As principal
  • Disclosed before offer
  • Unknowns stated
  • No agency fee

Program 03 · Why they are difficult

Difficult properties

Probate sales, properties in disrepair, short leases, non-standard construction, things a lender will not touch. These are the transactions where a seller is most likely to be taken advantage of, because the pool of buyers is small and the seller usually knows it. The protection is a written basis: what the issue is, what it costs to resolve, and how that produces the figure. You are then in a position to go and test it elsewhere, which you should.

  • Case by case

Program 04 · The conduct part

How we behave

The conduct that gives this trade its reputation is mostly four things, so here is our position on each. We ask no upfront payment and charge no fee, including if you say no. We do not make offers conditional on an immediate answer. We do not reduce an agreed price late in a transaction unless a material fact has emerged that was not known before, and then the reason goes in writing. And we do not write, buy or commission reviews, which is prohibited outright in any event.

  • No fee ever
  • No artificial deadline
  • Written reasons
  • No commissioned reviews
